SPATIAL REAL ESTATE
The Spatial Real Estate App built by Wael Hefni transforms 2D floor plans into immersive 3D environments using World Labs technology, Gaussian splatting, and WebXR — making unbuilt spaces explorable directly in the browser.
The Experience
Instead of relying on traditional 3D reconstruction workflows, the project turns flat architectural plans into spatial walkthroughs that can be explored on desktop or in VR.
- Generated from 2D blueprints
- Real-time exploration in WebXR
- Accessible instantly without downloads
The result is a faster, more immersive way to experience real estate before it’s built.
How It Works
AI image generation and Gaussian splatting are used to create volumetric 3D environments from floor plans, which are then rendered through a browser-based WebXR pipeline.
Built with React Babylon and optimized compressed splat formats, the experience runs smoothly across desktop and Quest devices.
Stack
- Marble / World Labs for environment generation
- React Babylon for rendering and WebXR
- Gaussian splatting pipeline for spatial reconstruction
- Browser-based deployment via Heroku
What’s Next
- AR real estate experiences
- Larger interactive property walkthroughs
- Expanded browser-native spatial tools
